Is the valuation really free?

How accurate are the figures?

Our valuations are grounded in official Catastro data and live market listings. The price range reflects genuine buyer behaviour in your specific area, weighted by property type, size, condition, and micro-location. The mid-range figure is our recommended asking price — the price most likely to result in a sale within a reasonable timeframe under normal market conditions.

What is a Catastro reference?

The Catastro reference (referencia catastral) is a 20-character code that uniquely identifies your property in Spain's official land registry. You can find it on your IBI tax bill, your title deed (escritura), or by searching at sede.catastro.gob.es using your address.

How does your valuation differ from an official tasación?

A tasación is a formal appraisal required by Spanish banks for mortgage purposes and must be carried out by a certified valuer. Our valuation is a market analysis — it tells you what your property is likely to sell for under current conditions, which is more useful for pricing a sale.

Do I have to sell with you to use this?
