The plot The land is almost level, between 118 and 120 metres above sea level, with a gentle fall of under 3 percent to the north-north-west, so a house can sit on grade without costly terracing. It has 36 metres of frontage onto a quiet residential street with pavement and street lighting, detached villas with pools as neighbours and Aleppo pine woods to the north-east. Under Jávea's current general plan the plot is urban land in the extensive residential zone, which allows roughly 524 m² of built area over two floors, plus a basement that does not count towards that figure, with 5-metre setbacks from the boundaries. The area: La Lluca, Jávea La Lluca lies on the gentle slopes south-west of Jávea, among pine woods and low hills, a residential area of detached villas rather than holiday blocks. The old town of Jávea is 5 km away, about 9 minutes by car, Teulada 6 km, and the Arenal beach and the port around 8 km. Alicante airport is about 100 km and Valencia airport about 125 km. The Montgó natural park, Cabo de San Antonio and the coves of the coast are all within a short drive.

Investment view At €330,000 for 2,623 m², the land costs about €126 per square metre, or roughly €630 per square metre of permitted building. New villas in the Jávea postcode area sell for well above €3,000 per square metre built, so a self-build or a build-to-sell project has a wide margin between land cost and finished value. Flat urban plots of this size in established districts of Jávea are increasingly scarce.
