The opportunity
Project ORION is a 126-hectare golf resort in the Murcia region with an 18-hole course currently in operation, 85 completed apartments already in use, and a consented land bank for residential expansion beyond the existing footprint. It is an operating asset — the course is open, the units are built, the infrastructure is in place.
Our underwriting valued the two principal components separately: the operating golf and hospitality business on its own merits, and the expansion land against an independent absorption analysis modelled from registered notary transactions in the Murcia residential market. Each component was found to be supportable at the entry price on its own — a structural position that rarely presents itself in this asset class.
